Equity Builder Program (EBP)*

Great option for first-time homebuyers

Program features and eligibility overview:
  • Offers up to $32,099 in grant assistance for down payments and closing costs
  • Household income of 80% or less of the HUD Area Median Income (AMI)
  • Buyers must contribute a minimum of $500 of their own funds
  • Must be a first-time homebuyer

Housing Our Workforce (HOW)*

Ideal for homebuyers re-entering the market

Program features and eligibility overview:
  • No first-time homebuyer status required
  • Provides up to $25,000 in grant assistance
  • HOW serves households earning more than 80% to 120% of the HUD Area Median Income (AMI)
  • A minimum contribution of $2,000 is required from the buyer

Lift Up Homeownership (LUH)*

Enhancing access for first-time homebuyers across our communities

Program features and eligibility overview:
  • Program offers up to $40,000 in grant assistance
  • LUH supports homebuyers earning up to 120% of the HUD Area Median Income (AMI)
  • A minimum contribution of $1,000 is required of the buyer
  • Must be a first-time, first-generation homebuyer

Grants can be used for Primary Residence purchases in Massachusetts and Rhode Island. There is a 5-year retention period after which the grant is fully forgiven. A standard Note and Mortgage required by the FHLBB are executed at closing. If the property is sold within the 5-year retention period, the borrower will be required to repay the grant at a pro-rata rate which decreases by 20% for each year of the retention period that has passed. The grant is fully forgiven after the expiration of the 5-year retention period. The grant is partnered with BCSB's Affordable Housing Loan Program, MassHousing programs and BCSB's First Time Home Buyer Program. Home Buyer Education is required.
